How to Find Housing in a Competitive Market

The housing market right now is hot, at least for sellers and landlords. It is extremely competitive for buyers and renters looking for a new home. If you are struggling to find housing in today’s market, here are a few ways that you can get ahead of the game.

Work with a Professional

Working with a real estate agent is the best way to find out about housing options first thing or before they hit the market. Buyers who work with a real estate agent often have an easier time finding a home and a smoother time getting from an offer to closing. Renters can also work with a real estate agent to find a new rental, although not all agents work with rentals. To find an agent that can work with you, ask for recommendations from family or friends in the area or look for someone who is a member of the National Association of Realtors and comes recommended.

Expand Your Search Criteria

To get a great deal on a home purchase or a rental, you might want to consider homes that are out of your initial search area or that have features you didn’t originally consider. By expanding your search criteria, you will have access to a wider pool of available homes. Again, an experienced agent can help you determine which areas will work for your needs and which home features are must-haves.

Consider a Fixer Upper

If you have some DIY skills, taking on a fixer upper might give you more options in a less competitive part of your market. Many potential homeowners don’t have the time, know-how, or budget to take on a home with a long list of projects. Some financing options have requirements for the condition of a home as well. If you are able to take on a fixer upper, that might be the route to get into your dream home. Just make sure that you are knowledgeable about what it takes so that you aren’t left with a disaster.
